The increasing utility and appeal of mixed-use developments have created a new and innovative real estate discipline. Regrettably, many of today’s mixed-use spaces were created solely as a zoning requirement in order to obtain development approval, and many of these properties were developed without market analysis and built by those with little or no retail experience. As a result, lender balance sheets are becoming financially burdened with these challenging and management-intensive assets.
